Common Opener Problems We Fix

Door won't open or close: Often a misaligned safety sensor, a track problem or a broken spring rather than the motor itself.

Noisy operation: Usually fixed with lubrication, tightening hardware or replacing worn rollers or a stretched chain.

Door opens by itself: Typically a stuck wall button, a faulty remote, signal interference or settings that need recalibrating.

Door reverses before closing: Dirty or misaligned photo-eyes, or force settings that need adjusting.

Motor runs, door doesn't move: Stripped drive gear, broken trolley or disengaged emergency release.

Remote or keypad doesn't work: Batteries, lost programming or a failed receiver.

Neither the remote nor the wall button works: No power — check that the unit is plugged in, the breaker hasn't tripped and the GFCI outlet hasn't popped.

Door reverses at or just before the floor: Close-limit or force setting needs adjustment, sensors are misaligned, or worn rollers are creating resistance.

Motor keeps running after the door is fully open: The up-limit switch is out of adjustment or has failed.

Before you call, check that the opener is plugged in, the breaker is on, the lock button on the wall control isn't engaged and the photo-eyes are clean and lined up. If the door is heavy or crooked, don't use the opener — a spring or cable may be broken.

Repair or Replace?

Repair

If the opener is under 10 years old and the problem is a sensor, remote, gear or setting, repair is usually the better value. Sensor repairs typically cost $85–$150; major opener repairs typically $300–$500, before GST.

Replace

If it was made before 1993 (no photo-eye safety sensors), is over 12–15 years old, needs a logic board and motor, or is loud enough to bother rooms above the garage, replacement makes more sense.

Upgrade

For battery backup (useful in power outages), Wi-Fi control, quieter belt or DC motors, or wall-mount openers that free the ceiling.

Opener Types We Service and Install

Belt drive

A reinforced rubber belt instead of a chain. Quiet and smooth; ideal when there's a bedroom above or beside the garage.

Chain drive

A metal chain moves the trolley. Durable and economical, a bit louder; a good fit for detached garages.

Wall-mount (jackshaft / side-mount)

Mounted beside the door on the torsion shaft. Frees the ceiling for storage, racks or a car lift, and suits high-lift and oversized doors.

Direct drive

The motor itself travels along a fixed chain or rail. Very quiet with few moving parts.

Screw drive

A threaded steel rod moves the trolley. Few parts and fast, but can be noisier and more sensitive to temperature swings.
