Fraser River Flood Zones: What Surrey Homeowners Must Know About Garage Door Water Damage
Surrey's flood-prone neighbourhoods, what flood water does to garage doors, the insurance gap and how to protect your garage.
Large parts of Surrey sit in the Fraser River and coastal floodplain, and standard home insurance usually doesn't cover overland flooding. If you live in a low-lying neighbourhood, your garage is often the first part of the house to take on water. Here's what to know.
Surrey's Flood-Prone Neighbourhoods
- South Westminster: near the Pattullo Bridge, in a low-lying area with a history of spring freshet flooding.
- Bridgeview: on the Fraser between the Pattullo and Port Mann bridges. The great flood of 1894 put this whole area under water.
- Coastal floodplain communities: Crescent Beach, Panorama and Gray Creek, Cloverdale, Colebrook and Mud Bay.
Check your address: the City of Surrey's COSMOS online map (cosmos.surrey.ca) shows flood hazard areas.
Surrey's Flood Protection
The City maintains flood walls, dykes, pump stations and floodboxes along the Fraser and the coast, and is upgrading them. The Province advises planning for about 1 metre of sea level rise by 2100, which will make today's rare floods more frequent.
December 2025: A Reminder
In mid-December 2025, an atmospheric river brought heavy rain to the Lower Mainland. The BC River Forecast Centre issued high streamflow advisories, thousands of customers lost power and evacuation orders were issued in the Sumas Prairie area. Watch the River Forecast Centre's warnings during the fall and spring freshet.
How Flood Water Damages a Garage Door
- Opener circuit boards: short circuits and corrosion within hours.
- Springs: water strips their lubrication and starts rust on steel under high tension, a real safety hazard.
- Sediment: silt and debris lodge in the tracks, rollers and hinges.
- Mould: starts within 24 to 48 hours on anything that hasn't dried.
Flooded openers often fail outright, or start reversing, running on or operating by themselves. Running a wet opener can burn out the motor or pull the door off its track.
Don't run flood-damaged electrical equipment until a qualified technician has checked it.
Torsion springs hold up doors that often weigh 150 to 350 pounds. Corroded springs can fail suddenly, weeks or months after the water is gone.
Flood Damage Timeline
| Time after flooding | What happens |
|---|---|
| First 24 hours | Electrical shorts; opener circuit boards fail |
| 24 to 48 hours | Mould begins on damp materials |
| About a week | Visible rust on unprotected metal; paint bubbles |
| About 3 weeks | Mould spreads visibly through the garage |
| Months later | Corroded springs fail; hidden damage shows up |
The Insurance Gap
- Standard BC home insurance usually excludes overland flooding from rivers, heavy rain or snowmelt; sudden water damage such as a burst pipe is usually covered.
- Overland flood coverage is available from many insurers in BC, but it can be expensive or unavailable in high-risk areas. Ask your broker.
- BC's Disaster Financial Assistance program can help with uninsurable damage after a declared disaster, but if flood insurance was reasonably available to you and you didn't buy it, you may not qualify. Check the current terms with Emergency Management BC.
Flood Barriers and Threshold Seals
- Threshold seal strips (about $30 to $100): a raised rubber or PVC strip on the floor that turns runoff and shallow water away from the door.
- Premium threshold systems: products such as GaraDry's Garadam (from about $263) and Tsunami Seal (about $66 to $103 for 16 to 20 feet).
- Removable flood barriers (about $300 to $1,500): aluminum panels with neoprene seals, or adjustable panel systems for wide doors, set up when a warning is issued.
Door materials for flood-prone homes:
- Aluminum: rust-resistant and light.
- Fibreglass: won't rust or rot, though its hardware still needs care.
- Steel: affordable and strong; choose galvanized steel and keep the finish maintained.
Before a Flood
Switch off the opener at the breaker (never while standing in water) and pull the release cord. Don't use the opener again until it's checked.
Check the foundation, walls and floor for cracks; clean them and fill with concrete sealant. Check the door's weatherstripping and bottom seal.
Move cars to higher ground if flooding is imminent. Store things in sealed plastic bins, not cardboard, up on shelves or overhead racks. Move chemicals and fuel off the floor.
After a Flood: Repair or Replace?
Safety first: don't go in while there's standing water and the power is on. Wear rubber boots, gloves, goggles and an N95 mask, because flood water can carry sewage and chemicals.
Inspect:
- Sections: dents, holes, cracks, rust or warping
- Springs, hinges and tracks: corrosion
- Manual test: with the door closed, pull the release cord and lift. If it's unusually heavy, a spring may be damaged; stop and call a professional.
Often repairable: light surface rust, small dents, damaged weatherstripping, a single damaged section, misaligned tracks, worn rollers.
Usually needs replacing: rotted or heavily rusted sections, loose hinges, warped wood, gaps at the floor that can't be sealed, structural damage, or an older door with major damage.
