Atmospheric Rivers Are Hammering Fraser Valley Homes: Is Your Garage Ready?

How atmospheric river storms damage garage doors, and a before-and-after checklist to protect yours.

Atmospheric rivers are now a regular part of fall and winter in Surrey and the Fraser Valley. These storms bring days of heavy, wind-driven rain, and every time Environment Canada issues a warning, our emergency calls go up: doors that won't open, water across the garage floor, openers that stop working. Here's how to get your garage door ready.

What Is an Atmospheric River?

An atmospheric river is a long, narrow band of water vapour in the sky, often 400 to 600 km wide, flowing in from the Pacific. A typical one carries about as much water as the Mississippi River's average flow; the strongest carry many times more. When it hits BC's mountains, the moisture is forced up and falls as heavy rain.

Why the Fraser Valley gets hit hard

The valley is funnelled between the Coast Mountains and the Cascades, which squeezes extra rain out of these storms. Places only a few kilometres apart can see very different totals.

November 2021

In November 2021, an atmospheric river dropped extreme rain across southern BC. Sumas Prairie in Abbotsford flooded, highways washed out, and many garages across the Lower Mainland took on water. Environment Canada now rates atmospheric rivers on a 1-to-5 scale, so watch for the category in its warnings.

Three Ways Atmospheric Rivers Damage Garage Doors

1. Seals and weatherstripping fail

Wind drives rain into gaps that normally stay dry, and water pools against the bottom of the door. Warning signs: daylight around the closed door, cracked or hardened rubber, water stains on the floor, drafts, and leaves or insects getting in. Our damp climate wears seals out faster than in drier parts of BC.

2. Electrical and opener damage

Water can short the opener's circuit board, corrode connections and damage the motor, sometimes days or weeks later. Storms also bring power surges. A garage-door surge protector (about $30 to $50) helps, and unplugging the opener during a severe storm removes the risk; you can open the door by hand with the release cord.

3. Mechanical stress

Strong gusts strain springs, cables, rollers and hinges. Moisture rusts torsion springs, which can then snap. Water in the tracks can freeze after a storm, flood debris can jam the rollers, and rain washes out lubricant.

Before the Storm

Environment Canada usually gives 24 to 48 hours' notice.

Check every seal; rubber should be soft and flexible, especially the bottom seal. Clear leaves and debris in front of the door and from any floor drain, and make sure downspouts drain away from the house. Open and close the door a few times and listen for grinding or squealing. If something's wrong, book service before the storm.

Fill gaps temporarily with self-adhesive foam weatherstripping. Unplug the opener if it isn't hardwired, and make sure you know how to use the manual release. In low-lying areas, move valuables up onto shelves or out of the garage.

Use the door as little as possible. Mop up water with towels or a wet-dry vacuum, keeping it away from electrical outlets. Listen for creaking or popping in strong gusts. Never force a door that isn't working normally.

After the Storm

Look for water stains or tide marks on the floor. Clear debris from the seals and tracks. Check springs, hinges and roller shafts for new rust. Check the opener for moisture, condensation or a musty smell.

With the door closed, pull the release cord and lift the door halfway. It should lift smoothly and stay put. If it's heavy or drops, the springs need attention. Reconnect the opener and listen for clicking, grinding or humming without movement. Test the safety sensors: the door should reverse when something is in its path. Test the remotes and wall button.

Call a professional for spring or balance problems, sparks or a burning smell, dented or cracked sections, tracks that bind or scrape, or anything you're unsure about.

Long-Term Upgrades

  • Heavy-duty weatherstripping: thicker rubber and stronger retainers that seal against wind-driven rain; antimicrobial versions resist mould.
  • Rodent-resistant bottom seals: keep out water and pests.
  • Threshold seals: a raised strip on the floor that turns water away.
  • Drainage: a French drain or catch basin for flood-prone driveways.
  • Wind-rated doors: reinforced sections, extra struts and heavier hardware.
  • Battery backup openers: keep the door working in a power outage.

What It Costs

TypeItemTypical cost
PreventionNew weatherstripping$75 to $150
PreventionGarage door surge protector$30 to $50
PreventionYearly tune-up$120 to $150
DamageMould clean-up$1,000 to $10,000+
DamageNew opener or circuit board$400 to $800
DamageEmergency repair$200 to $500+

A door that won't open can also leave you stuck if you need to leave in a hurry.

Surrey Neighbourhood Notes

  • Bridgeview and South Westminster: low-lying Fraser River floodplain. Threshold seals and raised storage are worth it.
  • Newton and Whalley: many older homes with 1970s to 1990s doors and hardware that benefit from upgrades.
  • South Surrey and Morgan Creek: newer homes with large doors that catch more wind and rain, so maintenance matters more.
  • Cloverdale and Clayton: many detached garages and shops; include them in your storm prep.

Your Storm-Ready Checklist

Inspect or replace the weatherstripping. Lubricate the moving parts. Check the door's balance. Clear drainage paths. Fit a surge protector.

Clear debris around the door. Add temporary seals. Unplug the opener. Practise using the manual release. Raise stored items off the floor.

Check for water damage. Clear the seals and tracks. Look for new rust. Test the safety sensors. Call a professional if anything's damaged.
